Various specific building areas are used by the property industry within their marketing materials and to assess value and property rating. These are predominately classified as follows:

Net Internal Area (NIA) is the useable area within a building measured to the internal face of the perimeter walls at each floor level with certain specified areas excluded..

Gross Internal Area (GIA) is the area of a building measured to the internal face of the perimeter wall at each floor level.

Building Measurements, NIA, GIA, GEA Gross External Area (GEA) is the area of a building measured externally at each floor level.

The measurement of buildings and their respective floor areas, in the past, has often been a contentious issue with opposing surveyors disagreeing on the areas in question. With George Laurel & Partners as part of the team, acting as an independent RICS specialist, both parties have the same information leaving no room for disagreement.

All our current reports are carried out to the 6th Edition RICS Code of Measuring Practice. However, should it be required, we will measure to the 5th Edition or update your existing report from the 5th, or previous, to the 6th Edition.

Our surveys can be delivered in a variety of hard-copy and digital formats to suit our clients' needs. We can provide plots on paper as well as CAD data on digital media or by email.

We are experienced in the measurement of new build and refurbished floors/ buildings. We have previously undertaken this work initially as a cad exercise to produce target areas from architects’ plans and then carry out an on-site as built measure on completion of build. Where required we have also carried out interim measures during the construction phase.

Duty of Care

All clients are offered a Duty-of-Care, which confirms both our independent status and that the measurement can be relied upon. Each project is then archived for possible future use where the Duty-of-Care can be assigned to further parties.

Our high quality of service

Our surveys are carried out at competitive rates, delivered in a timely manner, often to short time scales. On completion of your survey a report will be produced for your approval. Once approved this will be finalized and issued, along with the warranty/Duty of Care, for the work we have carried out. This warranty is assignable to a landlord, tenant or both.
